On July 1, 2024, the Affordable Middle Rent Act (Wet Betaalbare Middenhuur) came into effect, introducing significant changes to the rental market in the Netherlands. As a landlord, it’s crucial to understand these changes and how they impact your rental portfolio.

New Rental Segments

The Act introduces three distinct rental segments based on a points system.
This classification aims to ensure affordability and transparency in the rental market.

1.Social Housing

- From 0 to 143 points
- Basic rent € 879,99 max

2. Middle Rent

- From 144 to 186 points
- Basic rent € 1157,95 max

3. free sector

- 187 points or more
- No maximum basic rent

Impact on Existing Rental Contracts

For Social Sector Rentals:

Homes already in the social sector but priced higher than the points allow must immediately adjust their rent to conform with the new rules.

For Free Sector Rentals:

Homes currently rented as free sector properties but with fewer than 144 points must adjust to the points-based rental price by July 1, 2025. This transitional law gives landlords time to comply with the new regulations.

New Rules for Temporary Rental Contracts

Points System and Rent Protection

Starting January 1, 2025, landlords are required to include the points system with the rental contract. This addition aims to provide more transparency and allows tenants to have the rent assessed throughout the rental period.
